The private rental sector – Overview 2009

January

Sales in the real estate market have declined to create hardship for homeowners. A significant increase "of owners reluctant" noted with much to the decision to rent their properties until the market improves. These inexperienced owners had little knowledge of rules and regulations to follow when renting a property causing further problems for tenants and giving the landlord an occupation bad reputation.

February

A boost of confidence in buying to let the market was reported at the rental Agents Association has conducted a survey which revealed that a growing number of homeowners have had the opportunity, with falling property prices and low interest rates, to invest more in purchasing to let the market and increase their property portfolio.

Lending rates were remained at its lowest level in history with the Bank of England base rate now at 0.5% since March 2009 and the downward trend in house prices said to reach the bottom in the UK – it acted as a huge motivation for owners to expand their portfolios in the current economic climate.

July

The Land Registry, a government organization that aims to find out who owns land, has decided to increase costs of land registration for the first time since 1993. It has been argued that the increase was due to slowing market Estate.

August

John Denham MP has proposed plans to stop the studentification "areas by limiting houses of multiple occupation. However, these plans are expected to increase rents by expelling students, young professionals and migrant workers who rent the properties they are affordable.

September

A decrease in the number of "reluctant landlords" has been reported that the housing market began to pick up and housing prices rose.

October

Research has shown that one in five households has experienced problems with neighbors badly behaved this year. The issue of anti-social behavior concerned the government in recent years. An incident of a single mother who committed suicide with his disabled daughter in 2007 because of stress and anxiety caused by constant attacks carried out by groups of gangs has stressed the seriousness of this problem. She had filed a complaint with the authority of more than 33 times over a period of 10 years on anti-social behavior being targeted her and her family members – but not a single individual had arrested.

November

Thousands of students have received the late payment of their loans to students and could not pay their tuition or their rent on time. Owners augmentation of rent arrears during this period.

December

The Government has announced it will review the Local Housing Allowance, the local charities Housing pleasant.

The government has also launched a national crackdown on rental housing in order to cheat recover up to 10,000 Council homes and associations which have been sublet illegally.
