First time mortagages- not perfect credit- CANADA (Ontario)?

We are looking for a decent first time mortgage. My fiance is employed with a municipality, I am currently a stay at home mom (pregnant with our second kiddo). We have an income of about $42 thou a year. Our truck is paid off, he has only about $300 a month in credit/loan payments. I will not be on the mortgage with him (student loans in my name).
What I need are some mortgage companies that will finance a home purchase if you have less than great credit. My fiances ex messed up their credit, so even tho he works in a steady good job, his credit is less than perfect, but not bad. He doesn’t think he will get a bank mortgage.
We live in the GTA (Toronto area- Ontario, Canada).
Any links to mortgage companies would be appreciated!!
Also advice about mortgages, which kinds would work well for us, etc. The house we are looking at is listed for $139 thou.
